Factor in financial and time buffers to lower the stress within each project and make sure everyone is on the same page when it comes to plans and timescales.

Committing to a solicitor or conveyancer that is both reliable and proactive is a must.
One that has an understanding of how you are packaging the deal. Whether it be an exchange with a delayed completion, a purchase lease option or a standard purchase using a mortgage or bridge, your solicitor should be able to work with you to achieve your desired outcome.

Knowing your way around your target area online is great, but building lasting relationships with local estate agents can be extremely useful.

These are the companies we spend the majority of time dealing with and have found that it is important to have a relationship built on trust and backed up by a contract.
If you explain work needed verbally you may not end up with what you expect. If carrying out a refurb from a distance, be sure to request regular updates in the form of pictures and videos.
